Hosting an Open House this weekend? Quilty as charged! + the Sisters Quilt Show 😊

Rates at 6.65%, a third of Bend listings are cutting price, the non-contingent offer playbook, and the Sisters Quilt Show Saturday.

Happy Friday. A busier week on our end after the holiday with more buyers jumping off the fence. Here’s your 4-minute real estate rundown with a few things worth knowing heading into the weekend.

The 30-year fixed sits around 6.65% this week, up a hair from 6.60% last week after some overseas headlines rattled investors mid-week. It already clawed part of that back.

What this means for you: buying power slipped about $3K on a $600K purchase. Not a dealbreaker, but any buyer sitting right at the top of their pre-approval range is worth a quick call before they write an offer this weekend.

One Thing to Know This Weekend

Bend’s median single-family price eased to $728K and we’re at about 3.5 months of inventory, which is a balanced market. More than a third of active listings have already cut their price. The priced-right homes are still going pending in about three weeks near full ask. The ones that launched high are sitting, then chasing the market down. Bring that to your next listing appointment. Price at the comp, not above it. The first two weeks are the whole game.

What Buyers Are Asking Me

“How do I make a non-contingent offer?”

This one has been popping up a lot lately. With many people sitting on a 2% or 3% mortgage, they’re having a hard time justifying selling one home for another, but sometimes circumstances dictate that they do.

For those clients who need to either move up or move down in home size, they have several options, but they take time:

  • HELOC
  • Bridge loan
  • Cross-collateralization loan
  • 401(k) loan
  • Selling off mutual funds

All of these are options, but the real question is: what are we trying to accomplish? Each one has its pros and cons and, more importantly, they take time to uncover. ☹

What does this mean for you? If you have buyers in this scenario, you’ll need to build more lead time into getting them pre-approved. It’s not a wham-bam situation.
