Open House Tips
Prep your 30-second answer for “How’s the market?”
You will get asked this. Every open house, at least once, usually within the first 5 minutes. If your answer is a shrug and a “well, it depends,” you just lost a little credibility with a potential client standing right in front of you.
The fix: have a tight, confident, 30-second answer ready to go — not memorized word-for-word, but internalized enough that it sounds natural. Here’s a quick example. Steal it, tweak it and drop your own flavor into it.
30-Second Script:
“Honestly? Steady, not sleepy. Inventory typically eases up seasonally starting around August, and we’re right at that tipping point now — some segments are even seeing slight upticks. The last few years felt like a sprint. 2026 feels more like a thoughtful hike — homes are taking a bit longer to sell, buyers are more selective, but that’s actually good news if you’re on the buying side — more room to think and negotiate. We still don’t have enough housing here long-term, so the pressure hasn’t disappeared — it’s just less visible right now. If you’re serious, this is a smart window.”

The 30-year fixed is sitting right around 6.75% this week, basically flat from last Friday. Nothing in the data moved it. The bond market is holding its breath ahead of the Fed’s big speech at Jackson Hole on Friday morning, waiting to hear how hard the new Fed chair plans to lean on inflation before anyone commits.
What this means for you: rates have been a non-event all month, so for a buyer on the fence this isn’t about timing the market. It’s about whether the house and the payment work. One flag: Friday’s FED talk could nudge rates either direction early next week, so if you’ve got someone under contract whose payment already works, this is a good week for them to ask their lender about locking.
Market Analysis
Bend has about 527 homes on the market right now and roughly 3.5 months of supply, the loosest it’s been in a couple of years. Well-priced homes are still going pending in about a month, and the median is holding at $780K. Here’s the read for your buyers: the frenzy tax is gone. Anyone you’ve got sitting on the sidelines can finally tour a real selection and write an offer that isn’t $30K over ask with every contingency waived. That’s the call worth making this weekend.
